ROCKVILLE METRO PLAZA II HONORED

Foulger-Pratt Companies’ Rockville Metro Plaza II is the runner-up for Best Real Estate Deal of 2013, the annual competition conducted by the Washington Business Journal. 

Located at 121 Rockville Pike in Rockville, MD, Rockville Metro Plaza II is a 191,000-square-foot trophy office building that serves as the new world headquarters for Choice Hotels International.

The 11-story building adjacent to the larger Rockville Metro Plaza I allowed Choice Hotels to leave its home of more than three decades on Columbia Pike in Silver Spring for a more efficient layout in a Metro-accessible location in Rockville Town Center. The move, which Choice cemented in a lease with Foulger-Pratt in 2012, represented a major economic development win for Montgomery County. Maryland offered more than $4 million in incentives to keep the hotel company from moving its headquarters elsewhere.

Foulger-Pratt Contracting completed the LEED Platinum building, designed by WDG Architecture, two months earlier than projected despite weather-related delays and unforeseen soil conditions. The LEED Platinum certification was made possible by incorporating numerous energy efficient systems and unique features, including use of wind power via Renewable Energy Credits (RECs), thoughtful incorporation of design features to support workplace wellness, careful selection and procurement of building materials, and enabling occupants to access multiple transit options.
