EDGE COMMERCIAL REAL ESTATE REPRESENTS MAYORGA COFFEE IN 21,914-SQUARE-FOOT HEADQUARTERS LEASE EXPANSION AND RELOCATION AT 1029 E. GUDE DRIVE

May 28, 2014 (Rockville, MD) – Fast-growing Mayorga Coffee will nearly double the size of its corporate headquarters when it moves to a new location within Rockville over the summer, in a transaction executed by EDGE Commercial Real Estate.

The leading locally owned commercial real estate advisory, management and investment company in the Washington/Baltimore metropolitan area, EDGE announces today that it has negotiated on behalf of Mayorga Coffee a 21,914-square-foot headquarters expansion and relocation at 1029 E. Gude Drive.

In this long-term lease, EDGE Principals Marc Balamaci and Scott Mendelson represented Mayorga Coffee, while EDGE Senior Partner Ken Fellows negotiated for 1029 E. Gude Drive’s owner, Bethesda-based Finmarc Management.

Mayorga Coffee is the first tenant signed on at the 84,730-square-foot property known as the Gude Drive Center, which Finmarc acquired in 2013 and has invested more than $2 million in capital improvements to the building.

Balamaci and Mendelson showed their client a range of options throughout Montgomery as well as Frederick and Prince George’s counties, and 1029 E. Gude Drive ultimately proved the best fit.

The nearly 22,000 square feet includes space for administrative and executive functions, as well as a roasting facility with brand-new equipment, a retail component that will look into Mayorga Coffee’s roasting operations, and a warehouse.

“The collaborative approach to this transaction between Mayorga Coffee, Edge, and Finmarc was the key to making this deal happen,” says Martin Mayorga, the company’s President, who co-owns the firm with his wife, Kerry. “We worked together knowing that this is an extremely exciting project for the local community and for the nationally-recognized Mayorga brand.”

He continues: “Our move to a larger headquarters will help Mayorga fulfill growing national demand for our brand and private-label manufacturing, and the visibility on East Gude Drive is highly valuable to us. Staying in Rockville, while amplifying our production capacities in a customer-friendly venue, is quite important to us.”

Mayorga notes that, with its new space, the company may fulfill major demand from around the country for the firm’s high-quality, direct-trade, organic coffees. “This new facility is a game-changer for us and our farmers,” he says.
