How's the Real Estate Market in 20850?

A look at the Rockville real estate market in the 20850 ZIP code so far in 2012.

So far in 2012 homes were listed for an average of 66 days, compared to 64 days last year so this is a good sign.

The average sold price for single family homes in 2012 was $492,408 and in 2011 it was $593,730. The average sold price for attached homes (includes both condos and townhomes) was $409,983 in 2012, compared to the 2011 average sold price of $478,315.

This year, sellers are getting 95.4 percent of their asking price compared to 2011’s 96.1 percent of their asking price. 

As of the end of April, there have been 43 single family homes sold and 84 townhomes and condos sold. Last year at this time, 51 single family homes and 68 attached homes had been sold.

There have been four foreclosures and nine short sales as of the end of April 2012.  The same time last year, there were 11 short sales, as well as nine foreclosures.

In April 2012, the neighborhood that saw the most sales activity was King Farm. The most expensive home that sold was a colonial in the Willows of Potomac for $929,000.
