New Tenants Coming to College Plaza in Rockville
A massage parlor, fast food in the former KFC site are on deck, leasing agent says.
College Plaza could be losing an anchor, but it is gaining new tenants.
The future of the Magruder’s, an anchor for the 110,500-square-foot shopping center on Frederick Road in Rockville, is uncertain. Employees of the local supermarket chain said Tuesday they have been told by the store’s corporate office it will close in coming weeks.
Greg Hull, College Plaza’s leasing agent with Combined Properties, which owns the center, said Tuesday he knew nothing of Magruder’s plans.
New businesses are on deck for the center, Hull said.
A spa that practices reflexology techniques is set to move into space adjacent Nails For You and near Asia Taste Jumbo Jumbo Café in the pad site in the center’s parking lot. Asia Taste, which offers Chinese and Taiwanese food at 15192 D Frederick Road, recently expanded.
Last year, Sushi En moved into the space at 15106 C Frederick Road, a pad site fronting Frederick Road formerly occupied by MotoPhoto.
Combined Properties has also been “at the finish line” for the past two months in finalizing a deal to bring a national restaurant offering “fast, casual” dining to the pad site at 15180 Frederick Road formerly occupied by KFC. “There’s no announcement yet,” Hull said.
As for Magruder’s, “We understand that there is a tremendous amount of stress on grocery stores these days,” Hull said. He cited Harris Teeter and Whole Foods Market as competition for mom and pop stores.
“I think there’s always going to be a place for a mom and pop grocery,” he said.

Thanks for the story! One question, though: Could you clarify what you mean by massage parlor? If the place plans to offer therapeutic massage, I think they'd take issue with that label.

Thank you for asking that question! I highly doubt the rental agency or the business is calling itself a "message parlor.!

Good question. Mr. Hull described it as a massage parlor. He didn't provide a lot of specifics, but I will try to ask that question in a follow-up.

Used to be just the Shell station surrounded by woods, got robbed there once. Later when the shopping center was built it had an A&P Grocery store, Ned's Pizza, Timothy's Pub and a Dart Drug store. Things change..

College Plaza has had an enduring history. The Tile Shop remains one of my favorites. I'd really like to see a low price grocery store occupy the vacating Magruder's space. Price Rite would be an excellent addition to the center. Its produce depot can't be beat. We need stores there that fit the surrounding demographics.
